County Galway is effectively two counties on one register, divided by Lough Corrib.

West of the lake lies Connemara, and its landholding pattern is unlike almost anywhere else in the State. Mountain, bog and rock dominate, arable ground is scarce, and holdings are correspondingly small and scattered. What makes such farms viable is commonage — grazing shares over the open hill and bog, attaching to registered holdings as burdens or appurtenant rights rather than existing as parcels that can be pointed at on a plan.

The scale of that commonage is what distinguishes Galway. Very large areas of the west are held in common, with many holdings carrying shares in the same mountain, and the working value of a Connemara farm may rest substantially on entitlements that a folio records only as an entry stating the right exists. The instrument behind it governs how much stock may be grazed and where, so folio and instrument must be read together or not at all.

East of the Corrib the county changes completely. Limestone ground supports substantial tillage and grazing farms consolidated over generations, and a single folio there commonly gathers parcels acquired from several neighbours at widely separated dates, described by townland with internal boundaries long since removed from the land but still drawn on the filed plan.

The Aran Islands lie offshore, registered holdings in the ordinary way, but reached only across water and bounded by foreshore where private title gives way.

Conservation designation covers large parts of Connemara and the coast under environmental legislation, constraining what may be done with land while leaving no entry on any folio, so a certified copy for western ground marks the limit of what the register can tell a purchaser as much as it establishes title. The practical discipline in Galway is therefore knowing which half of the county you are in before reading anything, because a folio means quite different things on either side of the lake.

Several Galway questions need more than the Certified Folio. Where the registered extent is genuinely at issue, a Certified Map must be read with it. Where a covenant, wayleave or right of way requires construing rather than merely noticing, obtain the registered instrument as an Instrument Copy, since the terms live there rather than on the folio. Commonage extent, island access, foreshore below the high water mark and conservation designation across Connemara all require enquiry beyond the folio. If the property proves unregistered, no folio exists and the Registry of Deeds becomes the record to search. And where general ownership information is all that is wanted, a Folio Search covers it.
